Port infrastructure investment bolsters local demand. Total marine cargo moving along the Houston Ship Channel generated nearly $987 billion in economic impact nationwide in 2025, underscoring the scale of activity. Ongoing widening and deepening of the channel, combined with $2.1 billion in landside terminal investment over the next five years and additional bridge and roadway upgrades, should increase cargo capacity and reduce access bottlenecks. These projects reinforce long-term demand for warehouses, distribution centers, and manufacturing facilities near the port and major transportation corridors.
