Suburbs Win on Convenience
While Flight to Quality Persists in Urban Core
Recovery extends across key office hubs. First-half net absorption was the strongest since 2022 as tenant consolidations eased. Alongside fewer deliveries and inventory removals, this helped vacancy fall over 200 basis points year-over-year as of June in Buckhead, Central Perimeter, and Cumberland. Meanwhile, Midtown, North Fulton, and the northeast Interstate 85 corridor saw smaller drops, while vacancy edged up in Downtown and Northlake. Rightsizing also persists, with the EPA planning to shed 150,000 square feet Downtown and Comcast listing 225,000 square feet for sublease in Cumberland. Still, such moves are less widespread, and health care, AI, and advanced manufacturing-related firms are helping offset softer traditional white-collar demand.
