Marcus & Millichap Brokers $6.3M Sale of Retail Property in Hialeah, Florida
November 05, 2026
HIALEAH, Fla., Nov. 5, 2026 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced the sale of 1325 W. 49th St., a retail property in Hialeah, Florida. The asset sold for $6.3 million.
“This transaction is a true testament to the enduring value of well-located retail real estate in Miami and the continued investor demand for quality assets in supply-constrained markets,” said Jonathan De La Rosa, senior managing director investments in Marcus & Millichap’s Miami office. “Properties along West 49th Street rarely come to market, making this multi-tenant, net-leased retail center a unique investment opportunity in one of Hialeah’s most sought-after commercial corridors.”
De La Rosa and Eddie Toledo of Marcus & Millichap exclusively listed the property on behalf of the seller and procured the buyer.
“We successfully sourced a buyer who recognized the long-term value of this irreplaceable location, with existing rents below $40 per-square-foot and significant upside through future rent growth and repositioning,” added De La Rosa. “For the seller, the transaction presented an opportunity to capitalize on strong investor demand, achieving a sale at a low 5% cap rate despite a challenging interest rate environment, while positioning themselves to redeploy the proceeds into higher-yielding investments.”
The property is a free-standing 13,026-square-foot building on a 0.76-acre lot. It was built in 1968 and presents opportunities for redevelopment. The property, zoned C-2, includes three suites and onsite parking. It is fully occupied by FirstBank Florida, Papa John's and Stanton Optical.
The property is in a high traffic corridor in Hialeah, close to Larkin Community Hospital Palm Springs Campus (Hialeah), Interstate 75 and the Miami-Opa Locka Executive Airport.
