Marcus & Millichap Arranges Sale of 40-Unit Multifamily Property in Flint, Michigan

FLINT, Mich., Sept. 10, 2026 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of Green Acres Apartments, a 40-unit multifamily community in Flint, Michigan. The property sold for $2,425,000, or $60,625 per unit.
“Green Acres Apartments attracted strong interest because it combines stable occupancy fundamentals with opportunities for operational improvements,” said Chase Gilewski, associate director investments. “The seller completed the transaction as the down leg of a 1031 exchange and plans to remain active in multifamily investing. Genesee County continues to draw both local and national investors due to consistent rental demand, limited new multifamily development and attractive risk-adjusted returns.”
Gilewski and Chris Futo, investment specialists in Marcus & Millichap’s Detroit office, marketed the property on behalf of the local Lansing area seller, and procured the local Detroit area buyer.
Green Acres Apartments is situated on 4.32 acres at 4482 N. Genesee Road. Built in 1968, the property features a mix of one- and two-bedroom units across 27,200 rentable square feet and ten buildings. The asset has been well maintained, with all roofs and gutters replaced in 2019 and the parking lot redone in 2016. The buyer intends to continue enhancing the property through capital improvements and operational efficiencies bolstering net operating income.
