Marcus & Millichap Arranges Sale and Financing of The Workshops at Breen in Houston, Texas

HOUSTON, July 27, 2026 — Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of The Workshops at Breen, a 50,000-square-foot industrial property. IPA Capital Markets, a division of Marcus & Millichap, arranged the acquisition financing.
“Shallow-bay industrial product is scalding hot, and this transaction was a great example of that demand,” said Grant Roosma, associate investments. “We received eight offers from both in-state and out-of-state investors and ultimately matched the seller with the right 1031 exchange buyer.”
Roosma, Adam Abushagur and Tyler Ranft, investment specialists in Marcus & Millichap's Dallas office, exclusively marketed the property on behalf of the seller, Harbor Capital, and procured the buyer, Harbor Hill.
Cullen Atchison and Hayden Sieling with IPA Capital Markets’ Texas team secured favorable acquisition financing with City Bank's Joe Skalak and Maddie Dichiara.
The property is located at 5801 Breen Dr. Built in 2021, the multi-tenant shallow-bay industrial property totals 50,000 square feet across eight buildings on 3.84 acres. The complex includes 28 suites with 40 grade-level doors, 18-foot clear heights, three-phase power and 127 parking spaces. Harbor Hill plans to focus on leasing available space to further enhance the property's long-term value.
