Marcus & Millichap Arranges Sale of 37,233-Square-Foot Multi-Tenant Retail Property in Austin Suburb

LEANDER, Texas, April 23, 2025 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced the sale of The Shops at Leander, a 37,233-square-foot multi-tenant retail center in Leander, Texas.
“We ran a robust marketing process and secured approximately eight competitive offers within the first 30 days of bringing the deal to market,” said Coleman Solomon, vice president, investments. “After a best-and-final round, we awarded the deal to Shannon Waltchack out of Alabama, who utilized institutional capital from their fund tied to the University of North Carolina. They closed the transaction in just 45 days from contract to close — without any extensions or retrades.”
Solomon and Philip Levy, investment specialists in Marcus & Millichap’s Dallas and Austin offices, represented the seller and procured the buyer.
“It was a pleasure representing the Kalantari Group on this sale and working closely with Amir and Omid Kalantari, who were incredibly responsive, turning around all questions and documentation in under 24 hours,” added Solomon.
Located at 2906 S. Bagdad Road, the Shops at Leander comprises four multi-tenant buildings situated on 3.15 acres. Positioned near Highway 183, the property benefits from high visibility and strong demographics, with more than 172,000 residents within a five-mile radius and an average household income of $151,552. Tenants at the property include DaVita, Domino’s and Bahama Buck’s.
