Marcus & Millichap Arranges Sale of 192-Unit Self-Storage Property in Wilmer, Texas

WILMER, Texas, Feb. 19, 2026 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of StorageHome, a 192-self-storage property in Wilmer, Texas.
“After connecting with the seller in early 2025, we discussed several paths to help maximize the property’s value,” said Thomas Dickinson, associate investments. “The original plan had been to refinance when the loan matured in early 2026, but given the lending environment and broader economic uncertainty at the time, we felt revised bank terms likely wouldn’t position the property as well as a sale would.”
“Following a brief marketing period, we were able to structure favorable seller-financing terms that covered the existing note while still achieving more than 97% of the asking price,” Dickinson added. “The seller owned additional highway-frontage land connected to the storage property that they planned to retain, which required a replat during escrow. What initially seemed straightforward became more involved than expected. Although the property is in a Dallas suburb, the city’s approval process still moves at more of a small-town pace, creating an unpredictable timeline. We worked closely with the buyer, seller and the Planning & Zoning Department to keep everyone aligned through several city-related delays and ultimately bring the transaction to a successful close.”
Dickinson, Danny Cunningham and Brandon Karr, investment specialists in Marcus & Millichap’s Dallas and Fort Worth offices, had the exclusive listing to market the property on behalf of the seller, Wilmer Storage LLC, and procured the buyer, Momentum Wealth Fund.
StorageHome is a 29,800 rentable-square-foot self-storage facility located at 407 Thorne St. Built in 1979 and expanded in 2007, the property consists of 192 non-climate-controlled, drive-up units across 26 single-story buildings situated on approximately 3.4 acres spanning two parcels along Interstate 45.
